Moratorium on Evictions for Tenants Impacted by COVID-19

The City of Riverside issued a 60-day moratorium on evictions for commercial and residential tenants whose income has been directly and adversely impacted by COVID-19. The City Council will revisit the moratorium on May 31, 2020 to determine whether it should be extended. The relief expands on the existing statewide 60-day moratorium on evictions for those unable to pay rent due to COVID-19, ordered by Governor Newsom on March 27, 2020. Both commercial and residential tenants will have six months to pay back the full amount of rent owed during the moratorium period once the state of local emergency has been lifted. During this six-month time period, which may be subject to further extension by the Riverside City Council, impacted tenants will not owe late fees.

Eligibility Requirements/Restrictions

To qualify, residential and commercial tenants must be located within the limits of the City of Riverside. Tenants must notify their landlord in writing of their inability to pay rent within seven days of the rent being due. For example, if the rent is due on April 1, the tenant must notify their landlord by April 8. The moratorium applies only to those residential and commercial tenants whose income has been directly and adversely impacted by COVID-19. For complete eligibility requirements, see here.
